This Privacy Policy (“Policy”) explains how Block Networks Inc. (“Mayberry,” “we,” “us,” or “our”) collects, uses, and shares personal information through our websites, mobile apps, marketing, events, and other activities described here (collectively, the “Services”). It also explains the choices you have.

We use “Mayberry” to refer to our websites and iOS/Android apps. A “Member” is an individual who has registered for an account. A “Visitor” is someone who uses parts of the Services without registering. Capitalized terms not defined here have the meanings in the User Agreement.

Scope (U.S.–only). Unless we say otherwise, this Policy applies to all Mayberry Services offered in the United States. See Jurisdiction-Specific Disclosures for rights and notices for California, Colorado, and Texas residents.

Jurisdiction-Specific Disclosures

Applicability. The state privacy disclosures below apply only where we are a covered “business” or “controller” under that state’s law, or where we choose to honor a request voluntarily. If we are not a covered entity in your state, we may decline requests consistent with applicable law.

1. What Data We Collect

We collect information (a) from you, (b) automatically from your browser/device, and (c) from third-party sources. Not all features are available everywhere, so some categories may not apply to you.

1.1 Information you provide

Account & identity. When you register, you provide your real name, email, and street address for verification. In some cases we may request date of birth (age checks), a profile photo, or other details you choose to add to your profile.

Display identity. You can choose to post under your real name or a semi-anonymous identifier such as “Preston Hollow Resident.” We do not display your street address with your posts, comments, or likes. (See User Agreement §2.e.)

Content you share. Posts, comments, messages, photos, images, videos, polls, events, likes/reactions, home and neighborhood details, and other material you upload (“Content”). Content may include metadata (e.g., when/where a photo was taken).

Support & communications. If you contact us, we collect the information you submit (including attachments and contact details). We also collect engagement data about emails, messages, and notifications (e.g., opens, clicks).

Surveys, promotions.If you participate in surveys, contests, or sweepstakes, you may provide responses and contact info.

1.2 Information from your browser or device

With your permission where required by law, we (and our service providers) collect:
  • Device data: device type, OS/version, app version, unique identifiers (including advertising IDs), IP address, crash logs, and settings.
  • Online activity: pages/screens viewed, features used, referral URLs, timestamps, engagement with emails/notifications/ads.
  • Location: we may derive approximate location from IP. If you opt in, we may access precise location (e.g., to help verify your address or tag Content).
  • Cookies & similar tech: we use essential cookies and limited first-party analytics to operate and improve the Services. You can control cookies in your browser or device settings.

1.3 Information from third parties & public sources

  • Verification partners (e.g., data providers, telecom for SMS verification) to help confirm accounts.
  • Mapping/address and property data (e.g., assessor rolls, parcel maps) to help build home/neighborhood profiles and to facilitate neighborhood-related invitations and communications.
  • Vendors & analytics partners for measurement and personalization.
  • Public sources (e.g., USPS change-of-address, census).
  • Contacts and referrals provided by Members (including email addresses and phone numbers via address book uploads or manual invite forms) to send invitations or show who’s already on Mayberry.

1.4 Information about non-Members and Public Property Records

We may receive limited information about non-Members from Member referrals to send neighborhood-related invitations. When a Member requests that we send an invitation on their behalf, we use the provided contact information solely to send that invitation. In addition, to power our Home and Neighborhood Profiles, we collect and display publicly available real estate data. This information is sourced from government entities and third-party data providers. It includes standard property facts (such as property characteristics, historical permits, past sale data, and public ownership information). Because this information is tied to specific addresses, it may relate to individuals who are not registered Members. We process and display this public record and real estate data to facilitate community knowledge.
2. How We Use Data

We use personal information to:

2.1 Set up and verify your account
  • Confirm accounts (including via third-party data and verification codes).
  • Populate profiles and personalize your experience.
  • Notify neighbors when new Members join nearby.

2.2 Provide, operate, and improve the Services

  • Run core features (home/neighborhood feeds; profiles; discussion; likes).
  • Help you create, share, and discover Content.
  • Test and evaluate new features.
  • Provide support; respond to inquiries.
  • Process payments (via processors).
  • Communicate service announcements and security alerts.

2.3 Personalize and measure

  • Suggest relevant homes, neighborhoods, topics, and Content.
  • Personalize in-product experiences and emails.
  • Understand usage trends and demographics (aggregated/de-identified where possible).

2.4 Safety, integrity, and compliance

  • Detect and prevent fraud, spam, abuse, and security incidents.
  • Conduct audits and risk assessments.
  • Enforce our User Agreement and comply with law.
  • Verify or authenticate identity as appropriate.

2.5 Advertising

We do not currently run third-party advertising, retargeting, or cross-context behavioral advertising. If that changes, we will update this Policy before such practices begin. However, we will never sell or share your mobile phone number or SMS consent with third parties for their own marketing purposes.

2.6 Research & development
  • Create aggregated/de-identified data to analyze and improve the Services and to develop new offerings.
2.7 Other purposes with your consent
  • We’ll use personal information for additional purposes when you consent.

2.8 “Ask Mayberry”

  • Our platform features an automated assistant designed to answer questions and summarize public property records and related neighborhood information. When you use this feature, your queries and relevant public property data are processed to generate a response. We utilize third-party technology providers to power this feature. (See Section 3.4 for how we restrict these providers).
3. How Is My Personal Information Shared?

We use the data we collect (which may include “personal information” as defined by privacy laws) to run Mayberry, keep your account secure, improve your experience, and connect you with your community.

3.1 Content you share

Content you post (and your chosen display identity) may be visible to other Members and, in some cases, Visitors and search engines—subject to your settings. You can adjust visibility in Privacy Settings or per-post.

3.2 Verification

We may share limited information with verification partners (e.g., telecoms or data providers) to help confirm your account.

3.3 Legal & safety

We may retain and disclose information if we believe it’s reasonably necessary to: comply with law or legal process; detect, prevent, or address fraud/security/abuse; protect rights, property, or safety; or enforce our agreements. In emergencies, we may share information with first responders or disaster relief entities.

3.4 Partners & service providers

We share information with partners and vendors that help us operate, support, personalize, secure, and market the Services (e.g., hosting, cloud, analytics, anti-abuse, communications, and technology providers that power our automated features). They are contractually limited to using data to provide services to us and are prohibited from using your data for their own independent purposes.

Mobile Information: No mobile information will be shared with third parties or affiliates for marketing or promotional purposes. All other categories of data sharing exclude text messaging originator opt-in data and consent; this information will not be shared with any third parties for their own marketing purposes.

3.5 Social media

If you use share buttons, information about the shared Content is sent to that platform. Their policies apply.

3.6 Business transfers

We may share information in connection with a corporate transaction (merger, acquisition, financing, sale of assets, bankruptcy).
4. What Are My Choices?

  • Cookies & Tracking (US-only). We use only essential cookies and limited first-party analytics to operate and improve the Services. We do not currently use cookies for cross-context behavioral advertising, sell or share personal information for targeted advertising, or run retargeting. You can control cookies via your browser or device settings; blocking some cookies may affect site functionality. If our use of cookies or advertising practices changes, we will update this Policy.
  • Identity Display on Content. You control whether you post under your real name or a semi-anonymous identifier (e.g., “Preston Hollow Resident”). If you choose a semi-anonymous identifier, we do not publicly display your name or street address with your community posts, comments, or likes.
  • Home Profiles & Summaries. Our platform independently hosts Home Profiles and automated summaries that display public property records tied to specific addresses. If you claim a Home Profile, you may choose to display your name as the profile owner or remain semi-anonymous (e.g., “Preston Hollow Resident”). We do not display your email address or phone number on the public Home Profile. The property address shown on a Home Profile is the property’s address and may be sourced from public records (e.g., assessor or parcel data); it may differ from your mailing address.
  • Correction of Public Records. We strive to ensure our property features accurately reflect the public records provided to us. If you are the owner of a property and believe the underlying public data or factual details displayed about your home profile is materially inaccurate, you may submit a correction request to contact@mayberryapp.com. Because our data is sourced from government records and third-party aggregators, we may require documentation of the corrected public record to update our database.
  • Access/Download (by request). Email contact@mayberryapp.com from your account email to request a portable copy of your personal information and content you created. We’ll verify your request and send it in a common format.
  • Marketing. Opt out of marketing emails using the unsubscribe link.
  • Text Messaging. You may opt-out of receiving text messages at any time by replying STOP to any message you receive from us. For assistance, reply HELP. You acknowledge that opting out of text messages may impact your ability to receive relevant notifications and important service updates. Message and data rates may apply.
  • California/Colorado/Texas rights. See Jurisdiction-Specific Disclosures for how to exercise your state privacy rights.
5. How Long Is My Personal Information Kept?

We keep personal information for as long as needed to provide the Services and for legitimate business needs (e.g., security, fraud prevention, legal compliance, dispute resolution, and enforcing our agreements). For example, we may keep a history of searches or questions asked within our automated features to help us troubleshoot issues and make the product more helpful over time. Retention periods vary by data type and context.
6. International Transfers of Personal Information

Mayberry currently operates in the United States. If we transfer personal information outside your state or to a third country in the future, we will do so in accordance with applicable law and this Policy.
7. How Is My Personal Information Protected?

We use administrative, technical, and organizational measures designed to protect personal information (e.g., HTTPS, access controls, monitoring, 2FA where appropriate). No system is perfectly secure. Keep your password safe and notify us of any suspected unauthorized access.
Third-party sites. Our Services may link to websites/apps not controlled by Mayberry; their privacy practices apply to information you provide there.
8. Personal Information Relating to Children

Mayberry is not directed to children under 13, and children may not use the Services. If you believe we have collected personal information from a child under 13 email contact@mayberryapp.com and we will take appropriate steps.
9. Changes to this Privacy Policy

We may update this Policy from time to time. If we make material changes, we’ll provide notice as required by law (e.g., in-app notice or email). Your continued use of the Services after the effective date means you accept the updated Policy.
10. Jurisdiction-Specific Disclosures

Applicability. The state rights described below apply only where we are a covered “business”/“controller” under your state’s privacy law or where we choose to honor a request voluntarily. If we are not a covered entity, we may decline requests consistent with applicable law.

California Notice (CCPA/CPRA)

Applicability. Applies only when we are a covered “business”/“controller” in California (or when honored voluntarily).

Notice at Collection. We collect the categories of personal information listed below for the purposes described in Sections 2–3 and retain it as described in Section 5. We do not sell or “share” personal information (as those terms are defined under California law), and we do not use or disclose sensitive personal information for purposes other than those permitted by law. If our practices change—for example, if we begin selling or sharing personal information for cross-context behavioral advertising—we will update this Notice and provide any required opt-out mechanisms, including recognition of a valid Global Privacy Control (GPC) signal.

Categories collected (examples):
  • Identifiers (name, email, address, IP, device IDs);
  • Customer records (account details);
  • Protected class info (only if you choose to provide, e.g., demographic survey responses);
  • Commercial/transaction info (in-app purchases via processor);
  • Internet/technical data (device, browsing/app activity, cookies);
  • Geolocation (approximate; precise with your consent);
  • Audio/visual (photos, videos you upload);
  • Inferences (preferences derived from usage);
  • Sensitive personal information (e.g., precise geolocation, account credentials for verification). We do not use or disclose sensitive personal information for purposes other than those permitted by law (e.g., to provide the Services, ensure security, prevent fraud).

Sources: You, your devices, Members, service providers, partners, and public sources.

Purposes: See Sections 2–3 (provide Services; personalize; safety; advertising/measurement; research; compliance).

Disclosures: We disclose personal information to service providers and partners as described in Section 3. We may “share” certain data with advertising partners for cross-context behavioral advertising (opt-out available).

Your California Rights:

  • Know/Access (specific pieces and categories), Correct, Delete;
  • Opt-out of Sale/Sharing of personal information;
  • Limit Use/Disclosure of Sensitive Personal Information (to permitted purposes);
  • Non-discrimination for exercising rights.

How to Exercise: Email contact@mayberryapp.com from your account email with your state and request type (e.g., access, correction, deletion, or opt-out). We verify requests by email confirmation or account login. You may use an authorized agent with proof of authorization. If and when we are a covered “business/controller” under your state’s law and engage in activities subject to opt-out (e.g., targeted advertising or sale/sharing), we will recognize any applicable universal opt-out signals required by that law (e.g., GPC/UOOM).

“Shine the Light.”California Civil Code §1798.83 permits customers to request certain information about our disclosures of personal information to third parties for their direct marketing. To request, email contact@mayberryapp.com with “Shine the Light” in the subject.

Colorado Notice (Colorado Privacy Act – CPA)

Applicability: Applies only when we are a covered “business”/“controller” in Colorado (or when honored voluntarily).

Your Colorado Rights:
  • Confirm whether we process your personal data and access it;
  • Correct inaccuracies;
  • Delete personal data;
  • Data portability (obtain a copy in a portable, readily usable format where technically feasible);
  • Opt-out of Targeted Advertising, Sale of personal data, and Profiling in furtherance of decisions that produce legal or similarly significant effects.
Universal Opt-Out Mechanism (UOOM). If and when we are a covered controller and engage in activities subject to opt-out (e.g., targeted advertising or sale), we will recognize a valid Universal Opt-Out Mechanism (e.g., GPC/UOOM) as required by Colorado law.

Sensitive Data. Where required, we obtain your consent before processing sensitive data (e.g., precise geolocation). You can withdraw consent in-app or by contacting us.

How to Exercise & Appeal: Email contact@mayberryapp.com from your account email with your state and request type (e.g., access, correction, deletion, or opt-out). We verify requests by email confirmation or account login. We will respond within 45 days of receipt (we may extend once by 45 days when reasonably necessary). If we deny your request, you may appeal by replying to our response with “Appeal.” If your appeal is denied, you may contact the Colorado Attorney General.

Texas Notice (Texas Data Privacy and Security Act – TDPSA)

Applicability: Applies only when we are a covered “business”/“controller” in Texas (or when honored voluntarily).

Your Texas Rights:
  • Access and Confirm whether we process your personal data;
  • Correct inaccuracies;
  • Delete personal data;
  • Data portability (where feasible);
  • Opt-out of Targeted Advertising, Sale of personal data, and Profiling in furtherance of decisions that produce legal or similarly significant effects.

Other U.S. Privacy States (Consolidated Notice)

Applicability. Applies only when we are a covered “business”/“controller” under your state’s law (or when honored voluntarily).

This section applies to residents ofConnecticut, Delaware, Iowa, Indiana, Minnesota, Montana, Nebraska, New Hampshire, New Jersey, Oregon, Tennessee, Utah, and Virginia.(As we expand, we may add additional states here.)

Your Rights:
  • Access/Confirm, Correct, Delete, and Data Portability.
  • Opt-out of Targeted Advertising, Sale of personal data, and (where applicable) Profiling in furtherance of decisions that produce legal or similarly significant effects.
  • Appeal a denial of your request.
How to Exercise: Email contact@mayberryapp.com from your account email with your state and request type. If we are a covered entity in your state, we will respond within the timelines required by that law (and may extend as permitted). If we deny your request, you may appeal by replying with “Appeal.” Where a state requires recognition of a universal opt-out signal and we are both covered and engaged in activities subject to opt-out (e.g., targeted advertising or sale), we will recognize the applicable signal.

State Variations: Definitions of “sale” and “targeted advertising” vary by state (e.g., some states treat “sale” as exchange for monetary or other valuable consideration; Utah limits “sale” to monetary consideration only). When we are a covered business/controller under your state’s law and engage in activities subject to opt-out, we apply your state’s definitions when evaluating requests. Where a state requires recognition of a universal opt-out mechanism (e.g., GPC/UOOM), we will recognize a valid signal as required by that law.

Sensitive Data: We do not require sensitive personal data to use the Services. Where required by law, we obtain your consent before processing sensitive personal data (e.g., precise geolocation). You may withdraw consent at any time by emailing contact@mayberryapp.com. We do not sell sensitive personal data.
